Q. Will you fund when the investor uses either an option contract or a land trust?
A. Yes, we will fund either scenario.

Q. Will you fund other flips outside of short sales?
A. Yes, we will fund most any flip whether it be a short sale, an REO, or wholesale deals as long
     as you are buying and selling it in the same day.

Q. Will you lend for more than 24 hours?
A. We only focus on 24 hour funding and cannot fund longer than this.

Q. Can you provide me with a Proof of Funds letter?
A. Yes, just look at the top of this page for “Proof of Funds”

Q. What are your fees?
A. $2250 – Flat fee for deals under $90,000
     2 points plus $495 – Deals between $90,000 - $1000,000
     Case by case – Deals over $1,000,000

Q. When do I pay you your fees?
A. Our fees are paid during the second closing (B to C) and they come out of your profit so you
     never have to pay us anything up front. You only pay us when you close a deal.

Q. Are there any credit/income/asset/employment requirements?
A. No.

Q. Do I need an appraisal on either the first or second transaction?
A. No.

Q. How quickly can you fund?
A. We would prefer 72 hours notice for your first deal with us. Once we have done our first deal
     together, we can fund with 24 hours notice.

Q. Will you provide funds to rehab properties?
A. No.

Q. Can I select my own title company?
A. Yes, we will allow you to use your own title company as long as both closings take place at
     your title company.

Q. Can you suggest a title company to me if I don't have one?
A. Yes, just give us a call.

Q. What happens if my deal doesn't close?
A. We charge you nothing.
